One system that scales by the door.

An apartment is not a small house and a block is not a large one. Techengy specifies unit-level control — lighting, climate, access, energy — so it can repeat across a floor, then coordinates the common areas separately so the riser, the lobby and the rooftop are not running on a resident’s app.

Five stages, from one show flat to a repeating typical.

Decide what is in the unit

Lighting scenes, AC, curtains, a door lock and a leak sensor are a typical unit package. Cameras in a private flat are a different conversation, with consent. We write the unit scope down before anyone talks about the block.

Decide what belongs to the building

Lobby lighting, gate access, lift interfaces, corridor cameras, plant rooms and a landlord energy view sit on the landlord’s system. Residents should not be able to operate them, and the landlord should not be inside a resident’s bedroom scene.

Pick wired or retrofit per building stage

A block still in first fix should be cabled. A finished tower is a retrofit. Mixing the two inside one typical unit is how you get two apps and a support nightmare.

Prototype one unit

A show flat or a first typical is commissioned and lived with before the rest of the floor is released. Repeating a bad typical is expensive; repeating a good one is the point of apartment work.

Handover that survives a tenant change

Credentials, scenes and vacant-mode defaults are documented so a new occupant or a short-let operator can be set up without a site visit every time the lease changes.

Unit scenes stay with the occupant. Common-area security, gates and plant stay with the building. Crossing that line is how complaints start.

Short lets need vacant mode, not a lifestyle demo

A unit that sits empty between guests should lock, drop selected loads and keep leak and smoke monitoring on. That is an operations feature, not a gadget list.

Repetition is the design

If the typical cannot be installed the same way on the tenth floor as on the second, it is not an apartment system yet. Exceptions are written, not improvised on site.

What we coordinate

The unit, the riser, the lobby.

  • Unit lighting and climate — scenes and setpoints the occupant actually uses, with a physical switch that still works
  • Access — named credentials for residents, guests and service staff; remote unlock only after intentional approval
  • Leak, smoke and vacant monitoring — unit-level protection that can notify the occupant or the property manager as agreed
  • Common areas — lobby, corridor, gate and selected cameras on the landlord’s rules
  • Energy — optional unit-level monitoring and, where a solar or battery system exists, coordination with agreed essential loads

Wired at first fix or retrofitted into finished apartments. Final functions depend on compatible hardware, the building and the rules approved for that installation.
